— far enough to cover property cycles rather than describe a moment. Neither state
publishes an openly licensed suburb sale-price series, so neither carries a yield.

Median weekly rent across every new lease signed in the preceding twelve months. Smoother than a quarterly median and it lags one, so it is not comparable with the New South Wales or South Australian figures on this page. Growth is measured between named quarters, never by counting back rows: an area is published only when it clears the publisher's threshold, so a positional lookback would compare different spans in different places. Every one of the 146 areas reporting a current figure clears the bar for listing: published through at least 80% of its own span, and resting on at least 10 bonds in the latest quarter. Publication is not missing at random: an area drops out when its market thins, and a series that reappears years later gives a growth figure computed from two isolated observations with nothing in between.
