Every figure below comes from a state government's own bond lodgement records, so it is what tenants actually started paying rather than what was advertised. Pick a state to go down a level.

1,657 suburbs, postcodes and council areas across five states have enough data to describe, quarter by quarter, and three of those states publish a figure for the state as a whole.

There is no national rent figure here, because nobody publishes one on this basis. Bond data is administered state by state and the definitions differ, so averaging them into one number would be inventing the figure a reader would trust most.

Quarterly rent series

Five states release rent data we are licensed to republish, reaching back between nine and twenty-six years. Tasmania releases the bond lodgements themselves rather than a median, so its figures are ours.

Coverage, state by state

Western Australia, the Northern Territory and the ACT release no rent data we can republish yet. What we hold for them is the 2021 Census, which is one night in August 2021 and cannot show a trend.

Census figures are not shown on the market pages. They measure a different thing — every renter’s current rent on one night, including tenancies signed years earlier — and putting one beside a new-lease median would invite exactly the comparison that should not be made.
